The Issue: Missing Middle and Responsible Density
One area Larry Michael Baum highlights is missing middle housing. These are mid-sized homes such as townhouses and small multifamily buildings that sit between single-family houses and high-rise towers.
Florida’s growth often leans toward extremes. Large homes in expanding suburbs. High-density towers in urban cores.
“Communities need options,” he says. “Not every family fits into one housing model.”
Urban planners widely agree that balanced density supports walkability, reduces strain on roads, and strengthens local businesses.
Baum believes thoughtful design supports both environmental and economic resilience.
“Sustainability and economic resilience move together,” he says. “They have to.”

“Development is long-term thinking,” he says. “But individuals can influence that direction.”

He emphasizes that growth itself is not the problem. Unstructured growth is.
“You don’t rush development,” he says. “You align it.”
As Florida continues to expand, Baum urges residents, planners, and builders to think long term. Sustainable housing, thoughtful density, and economic discipline are not optional in a high-growth state.
“Responsible growth protects everyone,” he says.
